The commercial real estate sector is hiring again after years of layoffs and hiring freezes.

CRE firms are rebuilding their workforces in 2025. The number of firms planning to increase headcount is 3.5 times higher than the number planning to cut staff, according to a [Ferguson Partners survey of 170 commercial real estate firms](https://www.bisnow.com/news/national/employer/commercial-real-estate-firms-flip-back-to-growing-head-counts-127583). Some 47% of firms surveyed said they plan to add staff, up from 37% in 2024, while just 13% expect to downsize, [NAR reported](https://www.nar.realtor/news/commercial-insights/survey-predicts-brighter-hiring-picture-in-commercial-real-estate).

Executive hiring also increased markedly in the last two months of 2024, [Ferguson found](https://www.bisnow.com/news/national/employer/commercial-real-estate-firms-flip-back-to-growing-head-counts-127583).

## What's Driving the Hiring Rebound

Rising deal volumes are creating demand for skilled professionals. After enduring sluggish transaction volumes and uncertainty over office space futures for the past few years, the industry is showing clear signs of recovery.

A surge in mid-level roles, particularly in finance and accounting, asset management, and property management, is building talent demand across the sector.

The shift comes after years when CRE firms struggled with declining revenues caused by higher interest rates and questions about the future of office real estate. Many companies implemented hiring freezes and layoffs to weather the storm.

Now, as market conditions stabilize, firms are cautiously optimistic about expansion.

## Where the Jobs Are

Finance, asset management, and property management roles lead the hiring surge. Firms need professionals who can navigate complex transactions in a recovering but still uncertain market.

Development roles are back in demand. Developer-focused positions on the SelectLeaders job board rose from 93 in 2024 to 249 in 2025, [Bisnow reported](https://www.bisnow.com/news/national/top-talent/job-listings-in-commercial-real-estate-rebound-amid-revived-dealmaking-133158).

Investment and operations roles are opening up across the industry. While hiring for C-suite and leadership positions remains extremely selective, opportunities for mid and senior-level professionals are expanding.

## The Entry-Level Problem

Despite the hiring rebound, entry-level positions remain scarce. [Entry-level jobs in commercial real estate have been steadily declining over the last two years](https://www.bisnow.com/news/national/employer/commercial-real-estate-firms-flip-back-to-growing-head-counts-127583) as firms grappled with reduced revenues.

Companies are focusing on stabilizing operations through more experienced hires, and recruiters did not expect firms to start large expansion plans until 2026.

## Compensation on the Rise

Salaries in CRE are climbing in 2025. Some 80% of public companies expect to increase at least some salaries, with average expected raises of 3.2% to 3.4% depending on seniority, [Ferguson Partners found](https://www.bisnow.com/news/national/employer/commercial-real-estate-firms-flip-back-to-growing-head-counts-127583).

At private firms, 77% of respondents expect salaries to rise across the board. Just over half of public companies expect to raise executive-level salaries.

## Market Outlook Shapes Hiring

However, challenges remain. Ferguson managing director Charlie Apfelbach [pointed to](https://www.bisnow.com/news/national/employer/commercial-real-estate-firms-flip-back-to-growing-head-counts-127583) the cost and availability of capital and years of rising operating costs, which are weighing on employee compensation.

The rebound carried into 2026. Total positions on the SelectLeaders job board more than doubled from 642 in 2024 to 1,480 in 2025, and Ferguson president Graham Beatty said he expects hiring to ramp up in 2026, [Bisnow reported in February 2026](https://www.bisnow.com/news/national/top-talent/job-listings-in-commercial-real-estate-rebound-amid-revived-dealmaking-133158).

## Skills in Demand

Technology skills are increasingly valuable in CRE, but AI adoption is still early. In [Deloitte's 2027 Commercial Real Estate Outlook](https://www.deloitte.com/us/en/insights/industry/financial-services/commercial-real-estate-outlook.html), 92% of surveyed respondents were in the piloting or research phase with AI, while only 8% had integrated it.

Sustainability expertise also remains valuable as firms pursue sustainable development and corporate ESG goals.

For professionals looking to pivot or advance careers, now represents a significant opportunity. The demand for skills in sales, management, and technology within real estate is picking up after years of contraction.

Despite ongoing economic uncertainties, CRE's hiring growth signals robust confidence in future prospects. Firms that survived the downturn are positioning for expansion, creating openings for professionals ready to enter or climb within the industry.
